DG HOME INSPECTIONS

The right inspection for your next move.

Buying, selling, building or staying put. Find the inspection that answers the questions you have about the property.

OUR INSPECTION SERVICES

Start with the property.
And what you need to know.

A buyer needs to understand the home before making a major commitment. A seller may want time to address concerns before listing. An owner approaching a builder warranty deadline has a different question again. The service should fit the decision—not the other way around.

DG Home Inspections offers residential inspections, focused property checks, sewer scope video inspections, radon testing and light commercial inspections across our Northern Nevada service region and the Lake Tahoe Basin. Mike Ardizzone brings over 25 years of industry experience and takes the time to explain the findings. You can arrange related services through one company while keeping their different purposes and scopes clear.

Buying & selling

Know the condition before the next decision.

Buyer / Pre-Purchase Home Inspections

A Buyer / Pre-Purchase Home Inspection gives you a practical view of the property’s visible, accessible condition before you move forward. Mike Ardizzone examines the home under InterNACHI Standards of Practice, identifies observed material concerns, and explains what deserves attention. You receive a personalized digital report within 24 hours of the completed inspection, with photos or videos when appropriate, to support informed conversations and follow-up planning.

Pre-Listing / Seller Inspections

A Pre-Listing / Seller Inspection gives homeowners an independent view of accessible conditions before the home goes on the market. It can help you organize contractor conversations, choose which concerns merit attention, and retain a clear condition record before showings begin. DG Home Inspections provides a personalized digital report within 24 hours of the completed inspection, with photos or videos when appropriate.

Building & owning

A closer look at the home you’re making yours.

New Construction Home Inspections

A new construction inspection is for buyers whose home is substantially complete and approaching closing. DG Home Inspections reviews accessible, visible workmanship and installed systems independently, then documents observed concerns for a clearer conversation with the builder. It is a practical checkpoint between a polished final walk-through and taking ownership, with report details you can use to ask focused questions and track follow-up.

11-Month Builder Warranty Inspections

An 11-month builder warranty inspection gives owners a practical review of a home that has been in daily use for nearly a year. It focuses on observed conditions in accessible areas and organizes findings in a clear report for the owner’s conversation with the builder. Warranty coverage, deadlines, and repair obligations always depend on the actual builder or warranty contract.

Home Maintenance Inspections

A Home Maintenance Inspection is for owners who plan to remain in their home and want a clearer basis for upkeep decisions. DG Home Inspections reviews accessible, visible conditions with attention to water management, roof details, plumbing, and mechanical systems. The written report helps you organize repairs or maintenance conversations with the right qualified handyman or trade specialist, without treating an inspection as a prediction of every future failure.

4-Point Inspections

A 4-point inspection is a focused look at the roof, electrical, plumbing, and HVAC systems when an insurance carrier requests information about those areas. DG Home Inspections helps Northern Nevada property owners gather clear, relevant observations for the carrier’s requested form or process. It is not a substitute for a full home inspection or a promise of insurance eligibility, pricing, or approval.

Specialty & commercial

Focused information for specific property questions.

Sewer Scope Video Inspections

A sewer scope video inspection gives buyers, sellers, and homeowners a camera view of accessible portions of the buried lateral line leading away from the home. It can document visible restrictions, damage, roots, standing water, and other observed conditions that ordinary fixture operation cannot reveal. DG Home Inspections explains the footage, identifies limits to the view, and helps you decide when a plumbing specialist should review the findings.

Radon Testing

Radon testing gives buyers, sellers, and homeowners a measurement for the specific home rather than an assumption based on age, location, or a neighbor’s result. DG Home Inspections helps make the process understandable, from access and proper testing conditions to a clear conversation about what the result means. If mitigation may be appropriate, the result gives you a grounded starting point for a qualified specialist.

Light Commercial Building Inspections

A light commercial building inspection gives buyers and owners condition information for accessible areas, components, and systems within an agreed scope. It helps turn a walk-through into organized questions for maintenance, repair planning, and qualified specialty follow-up. Arrange access and useful property records in advance so the inspection can focus on the building. This is not an engineering, code, ADA, environmental, or investment-value certification.

MAKE THE SCOPE CLEAR

Some questions need
a separate service.

A standard home inspection and a specialty service do different jobs. A sewer camera looks at accessible sewer-line conditions; radon testing measures something that cannot be seen or smelled. A 4-point request focuses on four systems and is not a substitute for a full buyer inspection. Combining services does not make their scopes identical.

Tell Mike which property you are considering, the service you have in mind and any important dates. If an insurer or another party has supplied a specific form or requirement, have it available before scheduling. Light commercial work should start with a conversation about the building and the scope needed.
